A Building Energey Rating (BER) certificate is required for all houses and apartments that are offered for sale or to rent from 1st January 2009. When a property is advertised to sell or to let, a BER cert must be supplied to the prospective vendor or tenant – this cert allows them to see how energy efficient the property is. It is graded on a scale of A-G, much like many household appliances, with A-rated homes being the most energy efficient, representing properties that are well insulated and use very little energy for heating and lighting and G, representing properties that are poorly insulated and have inefficient heating systems. A BER Cert is valid for 10 years and the same cert applies to both sales and letting.
